Built around the biweekly client

Residential cleaning is a recurring business. Most of your revenue is the same homes on the same rhythm, and most of your headaches come from the exceptions: a client going on vacation, a holiday week, a cleaner out sick. maid.co treats recurrence as the default, not an add-on.

Set a client to every other Thursday with a 9 to 11 arrival window. Skip one visit without breaking the series. Raise the rate in January and apply it to every future visit in one step. Billing can run per visit or on a monthly cycle, and autopay charges the card on file when the visit is completed.

  • Weekly, biweekly, monthly and custom schedules with 'update all future visits'
  • Bulk reschedule a holiday week and notify every affected client
  • Arrival windows from 15 minutes to 4 hours
  • Per-visit or periodic billing with autopay

The house details that prevent lockouts and complaints

A missed alarm code costs you a visit. A cleaner who lets the cat out costs you a client. Each client can have multiple properties, and each property holds its own access notes, gate and alarm codes, key tracking, pets and parking instructions.

Those notes show up on the cleaner's field app before they arrive, alongside the checklist for that service. Required items, like 'baseboards wiped' or 'photo of kitchen counters', must be completed before the visit can close. The client gets a PDF with photos, and you have an answer ready when someone asks whether the baseboards got done.

  • Key tracking so you know which cleaner holds which key
  • Pet, parking and access notes on every visit
  • Checklists auto-attached by service type, with before and after photos
  • Visit reminders with a confirm link to cut no-shows and lockouts

Quotes and booking that speak bedrooms and bathrooms

New clients want a price fast. Online booking lets them pick a service with a set price and duration, choose a time from real availability, and book inside your service area. For deep cleans or first visits, send a quote with optional add-ons the client picks themselves: inside the fridge, inside the oven, interior windows.

When the phone rings after hours, the AI receptionist can answer, quote from your service list and book the clean into an open slot. Every call, transcript and booking lands on the same client record in the CRM.

Home cleaning lives or dies on keeping good cleaners. The hiring module runs job postings and your applicant pipeline, and training courses teach your standards, chemical safety and in-home etiquette before a new hire walks into a client's house.

Marketing sends Google review requests after a good clean and re-engagement emails to clients you haven't cleaned for in 60 days. Every invoice, tip and supply purchase posts to accounting automatically, so the monthly books are not a weekend project.

  • Hiring and training for cleaner turnover
  • Review requests and referral credits applied to invoices
  • Accounting that posts itself from invoices and payments

A day with maid.co

A Thursday with a biweekly regular

Say you clean the Parkers on Maple Street every other Thursday. On Wednesday afternoon they get a reminder text and tap confirm. Thursday morning, your cleaner opens the field app and sees the alarm code, a note that the side gate sticks, and that Biscuit stays inside. She taps 'on my way' and the Parkers get a text with her ETA.

She works through the checklist, snaps photos of the kitchen and primary bath, and closes the visit. The card on file is charged, including the 15 percent tip the Parkers set up last month. The Parkers get a checklist PDF with photos, and the next morning a short survey. They rate it well and receive a Google review link. You didn't touch any of it.

FAQ

Questions, answered

Can I skip one visit without breaking a recurring schedule?

Yes. You can skip, move or reschedule a single visit and the rest of the series stays intact. If something changes for good, like a new rate or a different day, you edit it once and choose 'update all future visits'. Clients can be notified automatically whenever a visit time changes.

How do you handle keys and alarm codes securely?

Access notes, gate and alarm codes live on the property record and only show to people whose permissions allow it. Key tracking records which keys you hold and who has them. Cleaners see the codes they need on the visit in the field app, and every change to the property is recorded in the change log.

Can clients tip through the invoice?

Yes. Clients can add a tip at 10, 15 or 20 percent or a custom amount when they pay an invoice or through the client portal. Tips flow into your payment records and can be carried into payroll prep so cleaners receive them with their approved hours.

Do my cleaners need to download an app from the App Store?

No. The field app is an installable web app. Cleaners open a link, add it to their home screen and it behaves like an app. It works offline, so a basement with no signal doesn't stop them from filling checklists, taking photos or running a timer. Everything syncs when they're back online.

Can I bring my clients over from Jobber?

Yes. The Jobber importer brings clients, properties, jobs, visits, quotes, invoices and completed checklists with photos and signatures, then reconciles the counts against Jobber so you can see nothing went missing. Recurring clients keep their history, and you can review everything before switching over.
