Every key, code and pet, on the right property
Lockouts, wrong alarm codes and surprised dogs cost you visits and trust. Keep access notes, gate and alarm codes, key tracking, pets and parking on each property, so the details travel with the job to the cleaner's phone.

Access details on the job
Gate codes, alarm codes and lockbox notes show up where the cleaner needs them, not in a group text.
Know where every key is
Track which keys you hold, for which property, and who has them right now.
Fields that follow the work
Custom fields carry from client to quote to job to invoice without retyping.
One client, many properties
A property manager with twelve units, a family with a home and a lake house, a realtor sending move-outs every month. Each client can have multiple properties, each with its own address, notes and history. Billing address and service address are kept separate, so invoices go to the landlord while the cleaner drives to the rental.
Tags and lead source sit on the client. Tag your VIPs, your commercial accounts or your 'always runs late paying' clients, and use those tags in reports, campaigns and automations.
- Multiple properties per client
- Separate billing and service addresses
- Tags and lead source on every client
- Full visit, quote and invoice history per property
Access, keys and the stuff that causes lockouts
Most lockouts come from missing information: an outdated gate code, a lockbox nobody wrote down, a key that's on someone's keyring at home. Access notes, gate and alarm codes, and parking instructions live on the property itself. When the property changes, the notes change once, for every future visit.
Key tracking tells you which keys your company holds and where they are. Pets get their own notes too, so the cleaner knows the cat must stay inside and the dog is friendly but jumps.

Custom fields that carry through
Every cleaning company tracks something unique: preferred products, allergy notes, 'no shoes on the white carpet', the client's supply closet location. Add those as custom fields on the client or property, and they carry forward to quotes, jobs and invoices automatically.
The same client record is shared across the erp.io suite. Calls handled by the AI Receptionist, texts in the team inbox, payments, reviews and portal activity all land on it. If you're switching from Jobber, the importer brings over clients and properties along with jobs, quotes, invoices and completed checklists.
Duplicate merge in the CRM cleans up the inevitable second record created when a client calls from a new number. Merge the two and the properties, notes and history come together, so the next cleaner sees one complete picture instead of half of one.
A day with maid.co
The new cleaner who got in on the first try
Say your usual cleaner for a biweekly client on Maple Street calls in sick, and a new hire covers. In the old days she'd text the office from the driveway asking for the gate code, then again for the alarm.
Instead, she opens the job in the field app. The property shows the gate code, the alarm code, where the lockbox is, that the dog is friendly and that parking is on the street only. The key your company holds is logged as checked out to her for the day. She's inside on time, and the office never hears about it, which is the point.
FAQ
Questions, answered
Can one client have several homes or rental units?
Yes. A client can have as many properties as they need, each with its own service address, access notes, pets and visit history. This suits property managers, Airbnb hosts and families with second homes. Billing can stay on the client, so a property manager gets invoices while cleaners go to each unit.
How does key tracking work?
Record the keys your company holds for each property and who has them. When a key goes out with a cleaner or comes back to the office, update where it is. You always know which keys are in the building and which are on the road, which matters when a client asks for their key back.
Who can see alarm codes and access notes?
Access notes appear on the job for the team doing the work, so a cleaner has what they need on the day. What else each person can see and edit is controlled by permission presets like field crew, crew lead or manager. Admins decide how much of the client record each role can open.
What are custom fields for?
Anything specific to how you clean. Preferred products, allergies, square footage, number of pets, a commercial contract number. Custom fields on the client or property carry forward to quotes, jobs and invoices, so you capture a detail once and it shows up everywhere it's relevant.
Can I bring my client list over from Jobber?
Yes. The Jobber importer brings clients, properties, jobs, visits, quotes, invoices and completed checklists with photos and signatures, and reconciles the counts against Jobber so you can see nothing went missing. Access notes and custom fields come across with your records.
