A property manager sends over a janitorial agreement for three buildings. It's twelve pages. Somewhere in it are terms about who pays for damage, how fast you have to respond to a complaint, what happens to keys and access cards, when they can cancel, and when they have to pay you.

The office park contract

Say your AI Sales Developer books a walkthrough with an office park manager, and the quote is approved. A week later their standard vendor agreement arrives. You upload it to Legal.

The summary flags three things: you'd be responsible for any damage to tenant property with no cap, they can cancel with seven days' notice but you owe them thirty, and payment is net 60. You send those three clauses to your attorney, who suggests edits. The manager accepts two of them.

The final version goes out through Sign, is countersigned, and is filed on the client record. Your certificate of insurance goes with it, and the renewal date is already on your calendar.

Is erp.io Legal a law firm or legal advice?

No. erp.io Legal is software. Legal agents help you organize documents, summarize contracts and spot clauses worth attention, but they don't give legal advice and don't replace an attorney. For contracts with real money or liability at stake, have a lawyer licensed in your state review the final terms.

Can it write my service agreement?

It can help you draft one from your own terms, such as cancellation policy, lockout fees, pet policy, damage and breakage, and payment terms, which you then review and ideally have an attorney approve. Once you're happy, it becomes the terms block on your quotes and the agreement clients sign.

How does it work with erp.io Sign?

Legal is where contracts and documents are organized and reviewed. Sign is how they get signed. A service agreement or commercial contract is sent for e-signature through Sign, tracked until everyone has signed and countersigned, and the executed copy is stored in Legal and on the client record.

Do I need this if I only do residential cleaning?

Residential companies still have service agreements, insurance and bonding certificates, business licenses and entity filings to keep straight, and some sign agreements with property managers or Airbnb hosts. Legal is most valuable when you take on commercial work, but keeping the basics organized helps at any size.

Who on my team can see legal documents?

Only people you give access to. Permissions control who can view contracts, insurance documents and entity records. Cleaners in the field don't see them. An office manager might send certificates of insurance to clients without being able to view company formation documents or partner agreements.
